Agricultural land → returnable plot area
Use the area accepted by APCRDA. The 2025 mode uses Rule 16 of G.O.Ms.No.118. The Phase 1 mode covers standard patta land only. This tool does not confirm title, land class or eligibility.
Area used: 0.12 acres. Per acre: 1000 sq yd residential + 250 sq yd commercial.
- Residential standard plot + balance
- 120 sq yd (A1) · no remainder
- Commercial standard plot + balance
- 30 sq yd (G1) · no remainder
Entitlement calculation
Residential: 120 sq yd total entitlement
Commercial: 30 sq yd total entitlement
Each suggestion uses a listed size within the entitlement; any balance remains separate for TDR bonds, joint or UDS options under the applicable process. This is not confirmed plot availability.
Explore dimensions, building area and UDS →Residential: 1,080 sq ft · Commercial: 270 sq ft.
These are separate land-use entitlements. They are not a promise of exactly two plots, a plot number or a building area.
Calculations run on this device. No personal details are needed. Values are rounded for display only.
Use the accepted land area
The tool cannot tell you whether your title is valid, and it cannot decide that your land is jareebu. Watering a field does not, on its own, make it jareebu.
If one holding has both dry and jareebu land, calculate the two accepted areas separately. Then add the residential results and commercial results separately.
- Check the land area in the authority’s accepted records.
- Choose the rule basis for the notified scheme.
- Choose the accepted dry or jareebu classification.
- Choose the official land category.
- Enter the area and its unit.
- Compare the result with the entitlement record.

What the category labels mean
These summaries help you read the table. They do not establish eligibility or a right to buy assigned or government land. Confirm classification with the competent authority.
- Patta: use the category accepted in the official land record. Do not treat every sale deed as proof of this category.
- Category I: eligible ex-servicemen, political-sufferer and freedom-fighter assignments under Rule 8(2). Transfer conditions can affect treatment.
- Category II: assignments before the 18 June 1954 order, under Rule 8(3).
- Category III: assignments after 18 June 1954, under Rule 8(4). Verification and later freehold provisions need an official decision.
- Category IV: the resumed or deemed-resumed land cases described in Rule 8(5). The table excludes annuity for this category.
- Category V: eligible encroachments on unobjectionable government land, subject to Rule 8(6) and its cutoff.
- Category VI: eligible encroachments on objectionable government land, subject to Rule 8(7). The table gives no commercial plot or annuity.
Worked examples: listed plots and remaining entitlement
For 50 cents dry, the calculated commercial entitlement is 125 sq yd. The nearby listed plot is H3 at 120 sq yd, leaving 5 sq yd. The balance is not lost or rounded away.
Likewise, 1,125 sq yd can be shown as K23 at 1,110 sq yd plus 15 sq yd remaining. A 475 sq yd entitlement can be shown as K1 at 450 sq yd plus 25 sq yd remaining.
These are single-size examples within the entitlement. Other combinations or joint choices may use the balance differently. Read the allotment and UDS options.
| Input: standard patta | Residential plot + balance | Commercial plot + balance |
|---|---|---|
| 12 cents dry | 120 sq yd (A1) · no remainder | 30 sq yd (G1) · no remainder |
| 21 cents dry | 210 sq yd (A4) · no remainder | 30 sq yd (G1) + 22.5 sq yd remaining |
| 50 cents dry | 500 sq yd (C2) · no remainder | 120 sq yd (H3) + 5 sq yd remaining |
| 1 acre dry | 1,000 sq yd (C18) · no remainder | 250 sq yd (I2) · no remainder |
| 2.5 acres jareebu | 2,500 sq yd (D36) · no remainder | 1,110 sq yd (K23) + 15 sq yd remaining |
| 1 acre dry + 0.5 acre jareebu | 1,500 sq yd (D3) · no remainder | 450 sq yd (K1) + 25 sq yd remaining |
Units and decimal inputs
Enter 1.25 acres for one acre and 25 cents. Do not enter 1.25 if you mean one acre and 25 guntas.
Alternatively, enter 125 cents. For one acre and 25 guntas, enter 65 guntas.
The tool keeps the unrounded number during calculation. A displayed decimal is not an official rounding or allotment rule.
| Unit | Equivalent |
|---|---|
| 1 acre | 100 cents = 40 guntas = 4,840 sq yd = 43,560 sq ft |
| 1 square yard | 9 sq ft = 0.83612736 sq m |
| 1 hectare | 10,000 sq m; approximately 2.47105 acres |
What the result does not include
Use the plot-code explorer after checking your entitlement. Use the building calculator only after you know the plot dimensions and zone.
- A plot number, exact location, orientation or road frontage.
- A guaranteed number of plots or permission to join residential and commercial areas.
- Annuity, pension, crop payments or registration costs.
- Building area, floor count, land value or investment return.
Questions people ask
Will I get exactly two plots for one acre?
The rates describe two land-use entitlements. The plot count depends on the selected standard sizes and the approved allotment.
Can I use the same rates for future pooling?
Use the future scenario to compare numbers. It assumes the 2025 rates. A new scheme must confirm the package and your eligibility.
