Amaravati land pooling status: dated progress, village by village

The latest village figure we could verify is from Pedamadduru, in September. Keep four numbers apart: the acreage notified, the consent received, the land actually pooled and the plots given back. They measure different things. A new round has also started outside Phase 2, and the state has opened a separate process to acquire land for roads and drains.

The latest verified village figure

On 18 September 2026 The New Indian Express reported, citing APCRDA, that Pedamadduru had pooled 764.23 acres against a target of 1,018 acres. That is 75.07%. A month earlier the village stood at 719.35 acres. It is one village on one date. It is not a completion figure for all seven Phase 2 villages.

At the CRDA meeting on 18 September the minister said he expects 80% of Phase 2 land to be in by the end of October 2026, and that no one will be forced. That is a target. We will report the figure when APCRDA publishes it.

Money paid to Phase 2 landowners

  • On 23 September 2026 the Cabinet ratified ₹5.04 crore already paid to 1,304 landowners. One report says these are Phase 2 landowners paid at ₹40,000 an acre for dry land and ₹60,000 for wet land, for ownership held on 2 December 2025.
  • The same Cabinet set a minimum yearly payment for farmers who pooled less than one acre of dry land. Reports differ on whether this covers Phase 2 or the earlier Phase 1 farmers, so check the order before you count on it.
  • In August 2026 CRDA borrowed ₹300 crore from the state power finance corporation to pay annuities, and paid ₹122 crore to the Endowments department to bring 244.39 acres of temple (inam) land in Palnadu into Phase 2.

Outside Phase 2: a new round and an acquisition scheme

  • New pooling round. The Cabinet approved pooling of 2,344 acres in Mothadaka on 6 August 2026, and APCRDA notified it around 27 August. On 3 September the Cabinet approved another 6,212.50 acres in Kantheru and Tadikonda mandal. Our new pooling round page tracks each village.
  • Village sites. On 26 September 2026 APCRDA said village-site (gramakantham) land is exempt from pooling only if it had a structure or a registration before 8 December 2014. Vacant farmland and later registrations do not qualify. 685 applications were still with a district committee.
  • Acquisition, not pooling. On 3 October 2026 APCRDA published a draft resettlement and rehabilitation scheme for land it will acquire for trunk roads, layouts and flood works. Objections are open until 18 October, and gram sabhas are to follow. Acquired land is paid for in cash, without plots.

Check where your own land stands

  • Use the APCRDA land pooling portal to follow your land, your consent and your plot.
  • Keep the survey number, the ownership papers and the acknowledgement of your consent together in one place.
  • For a plot that has been allotted, check the lottery record, the final allotment, the registered deed and the layout. A consent letter on its own is not a developed plot you can sell.
  • For each village's notified acreage and how the scheme works, read Phase 2.

How we report progress

We do not assume land has been pooled just because it was notified. We also do not apply one village's percentage to the whole capital. New village totals need a dated APCRDA statement before we publish them. For the new round, only Mothadaka has a notification so far. Check for an official notification before you treat any village list that is going around as approved.

We live and work in the capital villages. Send the survey number or LP number and we will tell you what we know, including the things that should make you pause.
