The risks nobody puts in a brochure
We would rather you read this and buy less than skip it and buy wrong. Each risk comes with what we do about it.

The list
| Risk | Why it is real | Mitigation |
|---|---|---|
| Unfinished layouts | Many units have no roads or drains yet; amenities were re-tendered only in 2025. | Buy where the street is built, or price the wait. |
| Paperwork gaps | Provisional certificates, GPA sales and pending registrations (7,628 in Dec 2025). | Final certificate, registered deed, EC, title opinion. |
| Flooding | Kondaveeti Vagu inundated parts of the core in 2024 and August 2025. | Check the block against the flood-mitigation plan; avoid low ground near the vagus. |
| Projects sold as facts | The airport, IRR alignment and Sports City site are not notified. | Price land on today's use; treat proposals as options. |
| Supply | Phase 2 adds 16,666 acres of future layouts; lotteries add plots monthly. | Prefer units with institutions and footfall now. |
| Politics | The 2019 to 2024 pause happened; the 2026 Act reduces but does not remove policy risk. | Diversify holding periods; do not borrow to buy land. |
| Illiquidity | Farmland especially can take months to sell. | Hold only what you can leave for years. |
| Category and eligibility | Dry sold as jareebu; NRIs buying farmland. | Mee Bhoomi record; FEMA check. |
