For first-time buyers: how to buy one plot well

Most first buyers ask which village. The better first question is which unit, and the best is what paper the seller can show today.

  1. Set the total budget, then subtract about 7.5% for stamp duty, transfer duty and registration, plus lawyer and document fees.
  2. Pick a village for a reason you can say aloud: a campus, a court, a road, a town. Read its village page.
  3. Ask for the unit, plot number, final allotment certificate and registered deed before visiting.
  4. Visit with the GIS layout; look at the street, not the plot.
  5. Get an EC and a written title opinion.
  6. Register at the sub-registrar; then apply for mutation.

  • Paying a token before seeing the final certificate.
  • Buying by GPA.
  • Believing "near the airport".
  • Assuming a commercial plot can be used as residential.
  • Borrowing against expected appreciation.
