Residential LPS plots: what a 1,000 sq yard entitlement looks like on the ground
The residential plot is the standard unit of Amaravati's land market. Its value depends on three things you can check: the unit, the street's infrastructure and the certificate.

Sizes and shapes
An acre pooled returns 1,000 sq yards of residential land, but not necessarily as one plot. APCRDA issues the entitlement in plots that fit the layout grid, so a farmer with 2.5 acres may hold several plots of different sizes across the unit. Farmers who pooled fractions hold correspondingly smaller plots. The July 2026 lottery, for example, gave 46 residential plots to 33 farmers.
What decides the price
- Unit and street: a plot on a completed internal road with drains and water differs from one in a zone whose amenities were tendered only in 2025.
- Village: Velagapudi, Rayapudi, Nelapadu and Mandadam carry institutions today; Mangalagiri-mandal units carry town services; Tadepalli-mandal units carry Vijayawada proximity.
- Paperwork: final allotment certificate and registration in the farmer's name, then a clean chain.
- Zoning: the July 2025 high-density decisions in Mandadam, Thullur and Lingayapalem change what can be built on specific blocks.
Building on it
Construction needs APCRDA building permission under the capital city's zoning regulations, and the layout's road must be formed for access. Many buyers hold rather than build for now; if you intend to build, choose a unit where the amenities programme has reached the street.
