Four things people call us about
The land is finite. The discount is not permanent.
What makes it harder to buy later
- Supply was created once. Phase 1 pooled about 34,000 acres in 2015 and returned roughly 61,793 plots. No new Phase 1 plot will ever be created; every sale from here is a resale.
- The last pooling window is open. 16,666 acres across seven villages were notified in November 2025 and pooling started on 7 January 2026. After it closes, entering as a landowner means buying from someone who did.
- The political discount has already narrowed. Prices moved after the June 2024 revival, and the statewide revision of 1 February 2025 re-priced capital farmland sharply, with Ananthavaram up about 1,784%.
- The city is being funded and built. $800 million each from the World Bank and ADB, ₹11,000 crore from HUDCO and ₹5,000 crore from KfW; trunk roads are due April 2027 and the High Court complex in 2027.
- Employers are committing. BITS Pilani takes admissions from 2027, XLRI is building, 15 public-sector banks and insurers broke ground in November 2025, and IBM's quantum system is expected to run from January 2027.
And what could still go wrong
- Politics. From December 2019 to June 2024 a three-capitals plan froze this market and farmers protested for 1,631 days. The 2026 Act makes a repeat harder, but the opposition is campaigning on a rival MAVIGUN corridor for the next election. Buy with a horizon of years.
- Unfinished layouts. Many units still have no roads, drains or water; the ₹3,859 crore amenities programme is still being delivered street by street.
- Paperwork. In December 2025 the state still listed 7,628 plot registrations pending. A provisional certificate is not a title.
- Announcements are not notifications. The airport site is reported, not notified. The Inner Ring Road has no concessionaire. Price land on what exists today.

The Cabinet notified this land on 27 November 2025 for the Sports City, the railway line and station, the Inner Ring Road and institutions. Pedaparimi alone accounts for 5,886 acres. If your land is here, you can pool it and take plots plus an annuity. If it is not, this is the last block of capital land being created.

We check the plot before you see it, not after you like it
We look it up first
Before you travel anywhere, we find the unit and plot number in CRDA's Know Your Plot and lottery records, and we ask the seller for the 9.14 certificate.
Then we take you there
We stand on the plot with you and show you the road as it is today, not the road in the brochure. You will know what is built and what is not.
Use your own advocate
Take an EC from IGRS and a written title opinion from a lawyer you trust, not one we send you to. We hand over every paper they ask for.
The bad news too, in writing
Water that stands in the rain, a plot cut by a road, a registration still pending, assigned land. If it applies to your plot, you get it on paper.
Selling instead of buying? Farmers and early buyers call us for that as well. Give us the village, the unit and the plot number, and we will tell you what that size is fetching this month and who is asking for it.
What is under construction, what is only a proposal
We keep this board because half of what is said about Amaravati is a rendering. A plot near a finished road is worth more than a plot near an announcement, and you should be able to tell the difference before you pay.

All updates- “Land Pooling 3.0” village list circulating, not confirmed
A chart naming eleven Tadikonda and Pedakakani mandal villages for a third pooling round is being forwarded privately. Its own footnote says the list is not officially confirmed; four of the eleven have been named by officials, and nothing has been notified.
- Master plan gram sabhas begin; pooling timeline promised
APCRDA started gram sabhas on the master plan at Ananthavaram, Nekkallu, Thullur and Nelapadu, and the minister said the state would fix a definite timeline for the land pooling that major infrastructure needs.
- Tadikonda gram sabha on pooling for the railway and Inner Ring Road
Minister Narayana asked farmers of Tadikonda, Mothadaka, Kantheru and Koppuravuru to pool land for the railway track, Inner Ring Road and service roads. Tadikonda and Mothadaka agreed in principle, Kantheru sought time, and papers for about 50 acres were in.
- Quantum Valley services expected from January 2027
MAUD Minister P. Narayana inspected the quantum computing building and said services are expected to be operational from January 2027, later than IBM's September 2026 target.
