The charges
Example: on a ₹50 lakh purchase, about ₹3.75 lakh in charges. Farmers registering their returnable plots pay no registration fee; the January 2026 e-lottery confirmed this.
| Charge | Rate | Notes |
|---|---|---|
| Stamp duty | 5% | On sale deeds of land, plots, houses and commercial property. |
| Transfer duty | 1.5% | Collected for the local body. |
| Registration fee | 1% | No upper cap. |
| Total | About 7.5% | No concession for women buyers in AP. |
Market values
Revised registration values took effect across Andhra Pradesh on 1 February 2025, with a median village-level increase of about 24% and, in the capital region, Ananthavaram's agricultural value rising about 1,784%. The state said villages in the Amaravati capital region would be unaffected by the increase in registration charges announced at the same time; the market value revision itself still applies. Check the current market value for the exact village and survey number on the IGRS AP portal before agreeing a price.
