Amaravati basics
Is Amaravati the capital of Andhra Pradesh?
Yes, and now it is written into central law. Parliament passed the Andhra Pradesh Reorganisation (Amendment) Act on 2 April 2026, which names Amaravati as the capital in the parent Act. Before that the capital rested only on state notifications, which is exactly why it could be undone in 2019.
Where exactly is Amaravati?
On the south bank of the Krishna, between Vijayawada and Guntur, spread across Thullur, Mangalagiri and Tadepalli mandals of Guntur district. The working Secretariat is at Velagapudi and the High Court at Nelapadu.
Is this the same as the old Amaravathi town?
No, and people mix them up constantly. Amaravathi town, the one with the Buddhist stupa, is in Palnadu district about 20 km upstream. The new capital borrowed its name.
How many people live there now?
Around one lakh in the capital area today. The master plan is built for 3.5 million by 2050, so most of what is planned is still to come.
Land pooling
What does CRDA stand for?
Capital Region Development Authority. The full name is the Andhra Pradesh Capital Region Development Authority, usually written APCRDA. It was created by an Act on 30 December 2014. It plans the capital region, runs the land pooling and decides which plot each farmer gets back.
What is the land pooling scheme?
It is how Amaravati got its land. Instead of buying farms, the government asked farmers to hand them over and take back developed plots, a payment every year, and other benefits. Joining is a choice. More than 34,000 acres came in during 2015, and a second round started in January 2026.
Which villages are Phase 1 and which are Phase 2?
Phase 1 is the 24 villages, counted as 29 habitations, in Thullur, Mangalagiri and Tadepalli mandals, notified in 2015. Phase 2 is seven villages notified in November 2025: Vykuntapuram, Pedamadduru, Endrayi, Karlapudi with Lemalle, Vaddamanu, Harischandrapuram and Pedaparimi.
Is Pedaparimi a Phase 1 village?
No, it is Phase 2, with 5,886.18 acres notified in November 2025. Any listing that calls it Phase 1 has it wrong. There are no returnable plot layouts in Pedaparimi yet, so nothing there can be a 9.14 plot today.
Is there a Phase 3 of Amaravati land pooling?
Not officially. No rules amendment, CRDA resolution, Cabinet authorisation or notification names a third phase as of August 2026. Officials held pooling consultations in Tadikonda mandal in July and August 2026 for the railway line and Inner Ring Road, and a village list headed “Land Pooling 3.0” is circulating privately with its own note saying it is not confirmed.
Who gets the monthly pension?
Poor families who had no land of their own but lived off the land that was pooled. They get ₹5,000 a month for ten years. Owners are not paid this. They get plots and the yearly payment instead.
Buying
How do I check a plot before buying it?
Six things. Find the unit and plot number on CRDA's Know Your Plot and lottery pages. See the final allotment certificate and the registered deed. Take an EC from IGRS. Read the original survey number on Mee Bhoomi. Then stand on the plot with the CRDA map open. Our verification page walks through each one.
How much is stamp duty in Andhra Pradesh?
About 7.5% in all: 5% stamp duty, 1.5% transfer duty and 1% registration fee. It is charged on the government value or the price you paid, whichever is higher.
Can NRIs buy in Amaravati?
NRIs and OCIs can buy LPS residential and commercial plots, and no RBI permission is needed. They cannot buy agricultural land, plantations or farmhouses. That is FEMA, and there is no way around it.
Why do you not show prices on the site?
Because a price with no date and no source is worth nothing, and the old table here had neither. We publish the price facts that are on public record, and for a specific unit we will tell you what is being asked and what has actually been registered. Just ask.
Infrastructure
Is the Amaravati airport confirmed?
No. A feasibility study was commissioned in March 2025 and a site near Ravela in Tadikonda mandal has been reported, but no land has been notified and the minister said in August 2026 that a final decision would follow.
When will the Secretariat towers be finished?
No date is fixed. Building restarted in May 2025 with ₹4,668 crore of tenders, and ministers have talked about completing one tower a month once they reach the finishing stage. The High Court complex is aimed at 2027 and the Assembly at 2028.
Is the metro coming to Amaravati?
Not in the approved first phase of the Vijayawada Metro, which is 38.4 km and ₹11,009 crore. An Amaravati line appears in older plans, but it has never been approved. Treat it as a possibility for the 2030s, not a plan.
