Outer Ring Road: 189 km around Vijayawada, Guntur and Tenali
The ORR is a national highway project, not a CRDA one. It circles the whole capital region and is the road most agriculture-land buyers ask about.

The project
The ORR is a proposed 189.9 km road under NHAI's National Highways Development Project, spread over Guntur and Krishna (now also NTR, Palnadu and Bapatla) districts on a Guntur–Tenali–Vuyyuru–Amaravati alignment. The Centre approved it in January 2025. It is to be built in two phases, east and west, as a six-lane access-controlled expressway; a review committee cut the proposed width from 150 m to 70 m to control cost while allowing eight lanes later. The cost is about ₹16,000 crore including land, with a ₹1,150 crore saving expected from the state's SGST exemption on construction materials.
Status in 2026
- NHAI is finalising the detailed project report and alignment; land acquisition activity began across districts in 2026 with surveys and notifications coordinated by the state.
- Construction is expected in stages after acquisition and tendering. No stretch was open to traffic as of August 2026.
What it means for land
Villages on the alignment will see land acquisition (cash compensation under the 2013 Act, not pooling) and, later, interchange-driven demand. Until NHAI publishes the final alignment, distance claims in listings are guesses. Our land near ring roads page explains what we check before describing a parcel as "near the ORR".
Questions people ask
