Amaravati land prices: the public record, not a rate card
We do not publish a rate table for each village. Rates change faster than web pages, and a number with no source misleads. Here is what the public record shows, and how to get a current figure from us.

| 2025 to 2026 | Property portals quoted wide ranges for plots in the capital villages, in the tens of thousands of rupees per square yard in the core villages. These are asking prices, not registered values. |
Why village rates differ
- Institutions working there today: Velagapudi, Rayapudi, Nelapadu, Inavolu, Mandadam.
- Town services and NH-16 nearby: Undavalli, Penumaka, Nowluru, Krishnayapalem.
- How far the layout work has reached in that unit.
- Road frontage: the Seed Access Road, the Vijayawada–Amaravati road, the Guntur–Thullur road.
- The category and size of the plot. Jareebu commercial plots are larger.
How to get a current rate
Send us the village and the unit. We will reply with recent registered sale references where we have them, and current asking prices where we do not, clearly marked as such. To check for yourself, the IGRS AP market value search gives the government's floor value for any survey number or layout.
