LPS Plot Choices: Joint Plots and Leftovers

What you are owed rarely matches one standard plot exactly. The ebook explains how to ask for different sizes, how to combine with others, and what happens to the area left over.

Check a catalogue plot-choice total

Choose a listed size for one land-use entitlement at a time. The balance stays separate; a catalogue entry does not confirm availability in your approved layout.

Requested total
2,250 sq yd
Remaining entitlement
5 sq yd

The balance is not a separate standard plot. Explore joint choices, an undivided share or TDR under the applicable process.

Three ways to request plots

These are historical options from PDF pages 4–5 and 9–11. The competent authority must confirm the current process and applicable deadline.

What happens to leftover entitlement?

An undivided share is a share of ownership in the whole plot. It is not a separately marked strip that you can independently build on.

Under the auction option, the booklet describes proportional payment after costs and charges. It does not promise a sale price or an immediate cash payment.

The TDR guide explains the booklet’s example. Confirm the current certificate and receiving-site conditions.

  1. Request a joint standard plot with others, where the scheme permits it.
  2. Choose an undivided share in a standard plot. The booklet also describes an authority-led auction route with written consent.
  3. Request a TDR bond under the applicable process.

The booklet’s 2.255-acre example

The example uses dry land and a residential entitlement of 2,255 sq yd. A standard plot of 2,250 sq yd leaves 5 sq yd.

The remaining 5 sq yd does not disappear. The source lists a joint option, an undivided-share auction route and TDR as choices.

This example concerns residential entitlement. Calculate the commercial entitlement separately.

Joint ownership needs clear shares

Suppose three eligible owners combine 500, 1,000 and 1,500 sq yd. Their total is 3,000 sq yd.

Their proportions are one-sixth, one-third and one-half. Equal participation does not mean equal ownership.

Record the agreed shares and the plots to which they apply. The booklet puts responsibility for the private sharing agreement on the applicants.

The ebook says owners can request multiple plots jointly. It does not make each person the sole owner of a separate plot automatically.

Location and land-use limits in the old policy

These are Phase 1 explanations. The 2025 rules allow specific arrangements for infrastructure schemes, including return land in another nearby sector. Do not promise a same-field or same-village outcome for every later scheme.

  • The ebook describes allotment by revenue village and lottery category. A landowner cannot select the original surrendered field as a guaranteed return location.
  • It keeps residential and commercial entitlements separate. Commercial area cannot simply be taken as extra residential area.
  • It separates dry and jareebu categories. Jareebu return plots are to be provided within that category as far as possible.
  • It says the selected standard plots cannot later be subdivided through this option process. A transfer of ownership is a different action.

Deadlines and missing choices

The old booklet describes a 15-day choice period after publication of the policy. It also describes default allotment when a choice is not submitted.

Those statements are historical. Do not start a new 15-day deadline from the date you read this page. Use the current notice issued for your scheme.

Its other timing examples include demarcation after the draft scheme and allotment after peg marking. They are not forecasts for an individual application today.
