People say "Amaravati" for three different areas. The capital city is 217 sq km. The capital region is nearly forty times larger, and that is the area where APCRDA's building rules and master plan apply.

The region straddles Krishna, Guntur, Palnadu, NTR, Bapatla and Eluru districts and takes in the cities of Vijayawada and Guntur, the Mangalagiri–Tadepalli municipal corporation and Tenali. It is divided into eight administrative zones and contains 3 municipal corporations, 10 municipalities and 1,006 gram panchayats. Its extent was first set at 7,319 sq km in 2014, expanded on 22 September 2015, reduced during 2020 to 2024 and restored to 8,352.69 sq km by the CRDA on 3 August 2024.

Why the distinction matters when you buy

A plot "in Amaravati" can mean an LPS returnable plot inside the 217 sq km city, a private layout in Mangalagiri or Tadikonda that needs APCRDA layout approval, or agricultural land twenty kilometres away that merely sits inside the region. Is Vijayawada part of Amaravati?

Vijayawada is inside the Andhra Pradesh Capital Region and is its largest city, but it is not inside the 217 sq km capital city. The capital city lies across the Krishna river to the south-west of Vijayawada.
