For landowners in the Phase 2 villages: what you sign and what you get
The offer is now on paper, in the 2025 rules and the July 2026 CRDA decisions. Here is what to check in your own record before the survey team comes.

Before you sign
- Confirm your survey numbers, extent and category on Mee Bhoomi. If the pahani says dry but you farm irrigated land, sort it out with the revenue office first. The difference is 200 sq yards of commercial plot and ₹20,000 of annuity for every acre.
- Confirm that the pattadar name matches the family member who will sign. Heirs need mutation first.
- List any loans against the land. Under the July 2026 decision, the loan waiver covers loans taken before 6 January 2026 by families in the new villages.
- Ask which project, if any, your survey numbers are marked for: the Sports City, the railway, the IRR or institutions. This decides how soon the land is taken up, and whether it could be acquired instead of pooled if you do not sign.
What you get
- For each acre, 1,000 sq yards residential plus 250 (dry) or 450 (jareebu) sq yards commercial. Orchard land gets reconstituted plots plus ₹1 lakh.
- Annuity from the day you hand over the land: ₹30,000 for dry and ₹50,000 for jareebu per acre, rising by ₹3,000 and ₹5,000 a year, for ten years. ₹40,000 for dry land was confirmed for pooling from 12 June 2024.
- ₹10,000 a year for loss of village commons, a ₹5,000 monthly pension for landless families, free education and healthcare, and an international school in each township.
If you do not sign
Joining the scheme is your choice. But if the authority needs land from someone who did not join, for a specific project, it can acquire that land under the land acquisition law and pay cash compensation. The July 2026 CRDA meeting also spoke of action against holdouts who do not comply. Get advice on your own parcel before you decide either way.
