For landowners in the Phase 2 villages: what you sign and what you get
The offer is on paper now: the 2025 rules and the July 2026 CRDA decisions. Here is what to check in your own record before the survey team comes.

Before you sign
- Confirm your survey numbers, extent and category on Mee Bhoomi; if the pahani says dry and you farm irrigated land, resolve it with the revenue office first, because the difference is 200 sq yards of commercial plot and ₹20,000 of annuity per acre.
- Confirm the pattadar name matches the family member who will sign; heirs need mutation first.
- List any loans against the land; the loan waiver covers loans taken before 6 January 2026 for families in the new villages (July 2026 decision).
- Ask which project, if any, your survey numbers are earmarked for (Sports City, railway, IRR, institutions); this affects how soon the land is taken up and whether acquisition rather than pooling would apply if you decline.
What you receive
- 1,000 sq yards residential plus 250 (dry) or 450 (jareebu) sq yards commercial per acre; orchard land gets reconstituted plots plus ₹1 lakh.
- Annuity from handover: ₹30,000 dry / ₹50,000 jareebu per acre with ₹3,000 / ₹5,000 yearly increments for ten years; ₹40,000 for dry land was confirmed for pooling from 12 June 2024.
- ₹10,000 a year for loss of village commons; ₹5,000 monthly pension for landless families; free education and healthcare; an international school in each township.
If you do not sign
The scheme is voluntary. Land the authority needs for a specific project from a non-participant can be acquired under the land acquisition law with cash compensation, and the July 2026 CRDA meeting spoke of enforcement against non-compliant holdouts. Take advice on your own parcel before deciding either way.
