Commercial LPS plots: the 250 and 450 sq yard parcels, and where they actually sit
Every farmer who pooled an acre got back a small commercial plot along with the residential one. They are the scarcer half of the scheme, and they are not scattered along the highways. Amaravati is planned by land use, so these plots sit inside the commercial pockets of each layout.

Where a commercial plot really is
People assume a commercial plot means a shop front on a big road. In Amaravati it does not work that way. The master plan divides the city into land-use zones and nine theme cities, and it decides what may be built where. A plot is commercial because the plan says that block is commercial, not because a wide road runs past it.
When farmers chose their returnable plots, they picked from residential areas or commercial areas inside the layout of their own village. So the small 250 and 450 sq yard parcels sit together in the commercial pockets of those layouts, on the layout's own streets. The frontage on the big arterial roads is a different thing altogether: those are large parcels the authority keeps for institutions, offices and its own sales.
What decides the price of one
- The zone it falls in. Commercial in the plan, or residential with a corner shop hope. Only the first is a commercial plot.
- The layout street it opens onto. Width, whether the road is formed yet, and whether it leads anywhere people already go.
- The village and the unit. Two plots of the same size in the same village can be a long walk apart in usefulness.
- Who is already trading nearby. Rent today is worth more than a plan for 2035.
Villages where there is trade today
Everywhere else, a commercial plot is a bet on the city filling up. That can be a fair bet. Just make it knowing that is what you are doing.
- Velagapudi and Thullur. Offices have been working here since 2016. Tiffin centres, lodges, print shops and small offices already pay rent.
- Nelapadu. The High Court brings advocates, clerks and clients. They need chambers, photocopy shops and places to stay.
- Inavolu, Kuragallu, Neerukonda and Sakhamuru. VIT-AP, SRM-AP, Amrita and NID sit here. Student money is small per head and steady in total.
- Undavalli, Penumaka and Nowluru. These lean on Vijayawada and Mangalagiri rather than on the capital, and they are inside a municipal corporation.
Why jareebu farmers hold more of it
An acre of dry land came back with 250 sq yards of commercial plot. An acre of jareebu, the irrigated land near the river and the canals, came back with 450. So the riverbank villages hold more commercial land per farmer, and more of it comes to the market. The July 2026 lottery shows the same split: 23 commercial plots in the jareebu category against 7 in dry.
A bigger plot is not a better plot. A 250 sq yard parcel on a street where people already walk will earn before a 450 sq yard one on a road that is still a line on a drawing.
Questions people ask
Can I build a house on a commercial LPS plot?
Not as a matter of right. The plot follows APCRDA's zoning, and a commercial plot is meant for commercial or mixed use. Changing that needs the authority's permission, which is not certain, so do not buy on the assumption that it will come.
Are Amaravati commercial plots on the main roads?
Mostly no. Returnable commercial plots sit in the commercial areas inside each village layout, on layout roads. The big arterial frontages are large parcels held by APCRDA for institutions and its own allotments, not the small 250 and 450 sq yard returnable ones.
How big is a commercial LPS plot?
250 sq yards per acre pooled for dry land and 450 sq yards per acre for jareebu. A farmer who pooled several acres may hold several such plots, sometimes together and sometimes apart.
