Why invest in Amaravati: the case built only from things that have happened

What exists

• A state government that has worked from Velagapudi since 2016 and a High Court at Nelapadu since 2019.
• Four operating universities and a national design institute; BITS Pilani and XLRI with signed land.
• Foundation stones for 15 public-sector banks and insurers (28 November 2025) on 27.855 acres.
• An Act of Parliament naming Amaravati as the capital (April 2026).
• ₹57,821 crore of works in progress as of April 2026, financed by the World Bank, ADB, HUDCO, KfW and the Union government.
• A 21 km Seed Access Road, two-thirds built, with the last phase starting 29 August 2026.

What is funded but not built

• Five Secretariat towers, the High Court complex, the Assembly, government housing (targets 2026 to 2028).
• Trunk roads to April 2027; ₹3,859 crore of layout amenities.
• The 57 km railway line; the 189 km Outer Ring Road; Vijayawada Metro phase 1.

What is only proposed

• The international airport at Ravela.
• The Inner Ring Road's alignment and concession.
• The Sports City's exact site.
• Any metro link to the capital.

How that translates to land

Land closest to the first list has the least uncertainty and the highest price. Land near the third list is cheapest and is a bet. Most buyers should be in the first two lists and should read our risks page before the third.
