Read the record first
- Pahani/adangal on Mee Bhoomi: the category (dry, jareebu or orchard), the pattadar's name, the extent and the crop history.
- 1B register: the ownership entry and any government or assigned status. Assigned land cannot be sold freely.
- EC from IGRS AP for 15 years: it shows mortgages and earlier sales.
- Survey sketch and boundaries, checked on the ground. Disputes over extent are the most common problem in this region.
Is the land going into pooling?
In the seven Phase 2 villages, the notification covers all the patta land in the village, so any parcel there may be pooled. A buyer steps into the seller's position. That means the right to sign the development agreement and receive plots and annuity. It also means the risk that land needed for a project is acquired instead. Outside those villages it now depends on the village. Mothadaka in Tadikonda mandal was notified for pooling in August 2026, and the Cabinet approved another 6,212.50 acres in Kantheru and Tadikonda mandal in September, though we have not seen survey numbers for that block. Elsewhere in Tadikonda and Amaravathi mandals, pooling is only a future possibility. The minister has spoken of about 20,000 more acres, including the airport, but that is a statement, not a decision. See the new pooling round.
Who is allowed to buy it
Resident Indians, and Indian companies that have the necessary permissions. Under FEMA, NRIs and OCIs cannot buy agricultural land, plantations or farmhouses. Inheritance is treated separately under FEMA, and gifts of agricultural land are not generally allowed. See NRI buyers.
Questions people ask
Is agricultural land near Amaravati cheaper than LPS plots?
Per square yard, usually much cheaper, because it has no layout, no roads and no certainty that it will become urban land. But it is sold by the acre, so the total amount you pay is often larger.
