  • Pahani/adangal on Mee Bhoomi: category (dry, jareebu, orchard), pattadar name, extent and crop history.
  • 1B register: ownership entry and any government or assigned status. Assigned land cannot be sold freely.
  • EC on IGRS AP for 15 years: mortgages and prior sales.
  • Survey sketch and boundaries on the ground; disputes over extents are the commonest problem in the region.

Pooling status

In the seven Phase 2 villages, the notified extent is the whole patta land of the village, so any parcel may be pooled. A buyer inherits that position: the right to sign the development agreement and receive plots and annuity, or the risk that land needed for a project is acquired instead. Outside those villages, in Tadikonda or the rest of Amaravathi mandal, pooling is a future possibility that the government has signalled by speaking of 40,000 more acres, not a present fact.

Who may buy

Resident Indians and Indian companies with the necessary permissions. NRIs and OCIs cannot buy agricultural land, plantations or farmhouses under FEMA; they may inherit or receive them as gifts under conditions. See NRI buyers.

Questions people ask

Is agricultural land near Amaravati cheaper than LPS plots?

Per square yard, usually far cheaper, because it carries no layout, no roads and no certainty of conversion. It is also bought by the acre, so the ticket size is often larger.
