What moved prices
- June 2024: the capital's revival with the change of government; Business Today reported a surge within days.
- December 2024: ₹13,600 crore from the World Bank and ADB, and the ₹11,467 crore sanction.
- February 2025: registration market values revised; Ananthavaram up about 1,784%.
- May 2025: the ₹58,000 crore relaunch with the Prime Minister.
- April 2026: statutory capital status.
What would move them next
- Completion of amenities in a specific unit: the first street with drains, water and lights.
- Trunk road completion (target April 2027) and the Seed Access Road's Undavalli link.
- Occupation of the Secretariat towers and government housing (targets 2026 to 2028).
- A notified airport site, which would re-price Tadikonda-side land in either direction.
- Phase 2 supply: 16,666 acres of new layouts would add plots to the market over the coming years.
Why no percentage
Because the honest range for a specific plot depends on its unit, its paperwork and its price against registered comparables, and any number we printed would be applied to the wrong plot. Ask us for registered sale references in the unit you are considering; that is evidence.

Will Amaravati land prices go up?
The funded pipeline and statutory status argue for continued demand; Phase 2 supply and unfinished layouts argue for patience. Prices in any unit will follow the delivery of its own infrastructure more than the citywide story.
