Land near the ring roads: how we check a claim before we repeat it

Two ring roads, neither built. The Outer Ring Road has an approved corridor and a land acquisition process; the Inner Ring Road has a PPP decision and no final alignment. That is the whole basis for any 'near the ring road' claim.

What we check

  1. Whether the parcel's survey number appears in any NHAI or state land acquisition notification for the ORR; if it does, the parcel may be acquired for cash, which is a different transaction from holding land beside a road.
  2. Distance from the published ORR alignment map, measured, not estimated, and stated with the map's date because alignments have been revised.
  3. For the IRR, whether the parcel is in a Phase 2 village whose pooling order names the IRR as a purpose; that is the only IRR-specific fact available.

What acquisition would mean

Land taken for a national highway is acquired under the 2013 Act with compensation based on market value and multipliers, not pooled. A parcel that is partly acquired leaves the owner with a smaller frontage parcel, which can be valuable or unusable depending on its shape and access. Sellers rarely volunteer this.

Is land near the Amaravati ORR a good investment?

Interchange-adjacent land on completed ring roads has historically gained value, and the ORR is approved and funded. Its alignment is still being finalised and construction is years away, so the claim rests on a map and a date; ask for both.
