  • NRI buyers if you hold a foreign passport or an OCI card. FEMA allows residential and commercial property and bars agricultural land, so the plot type decides the deal before the price does.
  • LPS farmers if you pooled land in 2015 and hold returnable plots. Your allotment certificate, lottery record and registered deed are what a buyer's lawyer will ask for first.
